Graduations And Vacations Present Great Buying Opportunities In The East Bay

The Bay Area continues to move forward at a very fast pace. As of the first week in June there are 3,154 properties active in the East Bay and the last week alone 741 new listings have come on market. Despite the spike in rates, buyer activity is still extremely strong with over 4,491 properties pending.

These pending sales figures still show that we are in a relatively strong seller market. However, June can be some of the best times to find a home and make a purchase with relatively lower activity than normal. Graduations and vacations start during this time of year and is often a distraction for many other buyers and professionals in the business. Inventory continues to come out, however as buyers are taking a break tending to some of the early summer activities, you can find that there will be less offers on properties with not as much competition.
Many people believe summer is one of the hottest markets, however spring is the strongest and summer slows down a bit from the strong spring pace.  Surprisingly pending & sold activity drops in June and July relative to earlier spring months, then picks back up in August again as many area residents return from vacations and refocus on their home search. Then the market generally does very well right up till the end of October. 

If you're looking to buy summer can provide some of the better opportunities of the year. The Bay Area does not have any major market downtime unless we get major rains which we all know has not happened in a few years.
