Compass ran an analysis on homes that are priced less than 2MM in Contra Costa County and throughout #DiabloValley area. Compass compared overpricing a home with those priced at fair market value. Even though we understand that sellers want to get the most out of their home, it isn’t prudent to go above fair market value.
1) Overpricing wastes the optimum moment of buyer and broker attention.
2) Overpricing homes kills any sense of buyer urgency, “There must be something wrong with it if it hasn’t sold by now.”
3) Overpricing helps sell other competitive properties.
The best thing to do is hire an agent who is actively aware of market conditions in order to price your homes correctly.
